Barsha Heights, formerly known as TECOM, is a centrally located mixed‑use district in Dubai characterised by clusters of mid‑ and high‑rise towers. Set just off Hessa Street (D61) with direct links to Sheikh Zayed Road (E11) and Al Khail Road (E44), it sits beside key employment hubs such as Dubai Internet City and Media City, making it popular with working professionals.

Residential stock is dominated by apartments, from studios to three‑bedroom units and occasional penthouses, in buildings that range from contemporary glass façades to more traditional concrete elevations. Many towers include on‑site facilities such as gyms, swimming pools, concierge and basement parking, while ground floors typically host daily‑use retail and casual dining. The district also contains a significant number of hotels and dedicated office buildings, reflecting its mixed commercial and residential character.

Connectivity is a major strength. Dubai Internet City Metro Station on the Red Line serves the community, and feeder buses operate internal routes to neighbouring areas. Taxis are readily available, and the grid of internal streets connects quickly to the wider road network for access to Dubai Marina, JBR, Palm Jumeirah and other coastal destinations. For recreation, residents use local walkways and pocket play areas, with larger parks — including the popular pond park in Al Barsha — a short drive away. A small dog park within Barsha Heights is a local fixture.

Daily life is straightforward, with multiple supermarkets, pharmacies, clinics, salons and fitness studios dispersed at street level. Dining and licensed nightlife options are concentrated in hotel and mixed‑use buildings, giving the area a lively atmosphere in the evenings without a dedicated mall within the community itself. Schools and nurseries are found in neighbouring districts, and healthcare providers are within a short drive. Prospective residents should note that peak‑hour traffic can build at the main entry and exit points, a common trade‑off in a centrally connected urban neighbourhood.
