Teema is an upcoming residential community in Dubailand, forming the first neighbourhood within the wider Asmaran master development. Planned as a low-rise, suburban enclave, it is positioned to offer a quieter setting while remaining within driving reach of established leisure and residential districts in the southwest of the city.

Homes in Teema are planned as 308 townhouses and villas, including duplex layouts with two and three bedrooms. The architecture is described as Spanish-influenced, with details such as terracotta-style rooflines, wooden balconies and arches. Typical built-up areas are expected to range roughly from 1,780 to 2,800 sq ft, on plots of about 2,200 to 5,000 sq ft. Most homes are designed with private terraces and gardens, and primary bedrooms with en-suite bathrooms and built-in wardrobes.

The community plan centres around landscaped green spaces, pedestrian walkways and communal amenities, supported by a neighbourhood retail and community hub. As the first residential cluster in Asmaran, Teema will help anchor a larger district envisioned to serve a future population in the tens of thousands, with the central hub intended to support the broader master plan. The project remains off-plan, with the developer yet to announce a completion timeline.

Access by car is a key feature: current drive-time indications place Teema about 12 minutes from Hamdan Sports Complex, around 15 minutes from DAMAC Hills 2 and Town Square, and roughly 17 minutes from Dubai Miracle Garden, highlighting proximity to family recreation and established residential zones. Day-to-day convenience is expected to be met by the community centre and on-site retail once delivered, with additional retail and services available in neighbouring Dubailand communities.
