Bay Square 9 is an 11‑storey residential building within the Bay Square complex in Business Bay, a mixed‑use district along the Dubai Canal near Downtown Dubai. Part of a master development by Dubai Properties, the tower was launched in 2007 and completed in 2014, and forms one of a cluster of low‑ to mid‑rise buildings arranged around pedestrian‑friendly plazas with ground‑level retail and dining.

The building offers freehold studio and one‑bedroom apartments, with retail on the ground floor. Residences are set in a contemporary, mid‑rise structure and some units benefit from open views towards the wider Business Bay community and Downtown skyline. Typical building services include multiple high‑speed elevators, 24‑hour security and on‑site management, covered parking for residents, and district cooling supplied by Empower.

Lifestyle facilities in Bay Square 9 include a fitness gym and outdoor swimming pool, complemented by a sauna and steam room, landscaped garden areas and a children’s play space. Day‑to‑day convenience is a key draw: supermarkets, cafés, restaurants and various services are spread throughout the surrounding Bay Square podium, creating an active streetscape during the week and a relaxed urban atmosphere on weekends.

Connectivity is straightforward by road, with the tower positioned close to Marasi Drive and Al Asayel Street for links across Business Bay and towards central Dubai. From this location, residents have easy access to the Dubai Canal promenade and to major commercial hubs and attractions in the Downtown area, while clinics, nurseries and schools can be found in the wider Business Bay and nearby communities.
