Marquise Square is a 29‑storey residential tower in Business Bay, within the Burj Khalifa District and close to the Dubai Water Canal. Completed in 2019, it rises on a podium with ground‑floor retail and sits near Marasi Drive and Al Asayel Street, offering quick connections to Al Khail Road and the wider city. Downtown Dubai and The Dubai Mall are a short drive away, while Business Bay Metro Station on the Red Line and nearby bus stops provide public transport options.

Homes in the building comprise studios, one-, two- and three‑bedroom apartments, with a limited number of duplex layouts. Interiors generally feature contemporary finishes, open‑plan kitchens and balconies, with upper floors enjoying skyline, Burj Khalifa or canal views depending on orientation. The tower is freehold, with multiple high‑speed lifts, 24‑hour security and concierge, and basement parking for residents.

Lifestyle amenities include a podium‑level outdoor swimming pool, a dedicated children’s pool and play area, a well‑equipped gym, and a multifunctional outdoor court. Day‑to‑day conveniences are supported by on‑site retail at street level and a lobby with seating. The location places residents within easy reach of canal promenades, dining and everyday services across Business Bay and Downtown. For commuters, access to major roads is straightforward, and public transport links—particularly Business Bay Metro and local bus routes—are within a few minutes’ reach by car or on foot depending on the stop. Overall, Marquise Square offers modern high‑rise living in a central district with urban views and proximity to key commercial and leisure hubs.
