District One Villas Phase 3 – A Villas sits within Mohammed Bin Rashid City, close to Downtown Dubai and Business Bay. The enclave is known for low‑rise, master‑planned living around a large man‑made lagoon with beach‑style frontage, landscaped parks and a secure, gated environment.

Residential options here are predominantly standalone villas, generally in contemporary architectural styles with clean lines and large window fronts. Floor plans commonly span four to six bedrooms and often include ensuite bedrooms, family lounges, maid’s and driver’s rooms, and generous storage. Many homes come with private swimming pools, landscaped gardens, covered parking and, in select locations, direct access to the lagoon or parkland. Some properties incorporate smart‑home systems, show and preparation kitchens, and even private lifts.

Lifestyle in Phase 3 centres on outdoor recreation and privacy. Residents use the lagoon’s boardwalks and sandy edges, as well as jogging and cycling tracks that weave through green space. Community facilities typically include fitness centres, children’s play areas and pools, with 24/7 security and controlled access at gates. A local community hub and nearby retail add day‑to‑day convenience, while the wider MBR City area offers clinics, nurseries and schools within a short drive.

Connectivity is a key selling point. Al Khail Road (E44) borders the wider community, putting Downtown Dubai, DIFC and Dubai International Airport within straightforward driving times. Public transport is limited directly inside the villas enclave, so most residents rely on private cars or ride‑hailing, but main city arterials are easily reached. Altogether, A Villas in District One Phase 3 offers large, modern homes in a central location with lagoon living and strong road access.
