District One West Villas Phase 2 is an upcoming residential enclave within Mohammed Bin Rashid City, set around the community’s man‑made crystal lagoon and landscaped parks. Planned as a gated extension of the wider District One West development, it combines central Dubai access with a low‑density, resort‑style setting focused on outdoor living.

Phase 2 is planned to deliver 229 villas, primarily in four, five and six‑bedroom layouts, with contemporary architecture, large glazing and indoor‑outdoor spaces. Select homes are positioned close to the shoreline of the lagoon, and a limited collection of larger island villas is planned with built‑up areas of roughly 11,000 sq ft. Many designs span multiple levels and incorporate family spaces and service quarters; in resale listings, private pools and internal lifts are commonly featured. The overall handover timeline publicized for this phase is targeted for the first quarter of 2028.

Lifestyle in Phase 2 centres on the waterfront and green corridors. Plans include a private beach on the lagoon, community clubhouse, sports courts and children’s play areas, supported by an outdoor fitness zone and utility services. The master plan emphasises active recreation, with more than eight kilometres of cycling and running tracks threading through the neighbourhood and a lagoon shoreline of about 14 kilometres that supports swimming and non‑motorised water activities. Parks and gardens are integrated between residential clusters to preserve privacy while offering open space.

The location offers straightforward citywide connectivity. From MBR City, major roads link to Downtown Dubai, Dubai Mall and Dubai International Airport in comparatively short drive times, and the community sits near Meydan’s leisure and sporting venues. Day‑to‑day needs are addressed by planned on‑site facilities and nearby retail and dining, with schools and clinics accessible in the surrounding districts. Overall, District One West Villas Phase 2 appeals to residents seeking spacious villa living, waterfront access and proximity to key business and lifestyle hubs, within a master community that prioritises security and well‑maintained shared amenities.
