Parkway Vistas is an exclusive villa enclave within Dubai Hills Estate in Mohammed Bin Rashid City. Set alongside the championship golf course, it offers a quiet, green residential setting with easy access to the city’s main thoroughfares.

The community is composed of large contemporary villas, predominantly 6- and 7‑bedroom layouts, on generous plots with private gardens and pools. Architecture is modern and light-filled, with floor‑to‑ceiling glazing and clean façades that take advantage of golf course and park outlooks. Streets are wide and landscaped, and most homes feature covered parking within the plot.

Lifestyle in and around Parkway Vistas centres on outdoor space and recreation. Residents have the golf club on their doorstep, as well as community parks, cycling and jogging tracks, and fitness facilities. Retail, dining and entertainment are available a short drive away at Dubai Hills Mall, while additional options in Al Barsha and along Sheikh Zayed Road are within convenient reach. The wider estate includes nurseries and well‑regarded schools, and King’s College Hospital Dubai Hills provides nearby healthcare.

Connectivity is a key advantage. Parkway Vistas sits close to Al Khail Road (E44) with onward links to Sheikh Mohammed Bin Zayed Road (E311), placing major business districts and coastal areas within practical driving times. Public transport is improving across the area; while there is no metro station inside the community, Red Line stations such as Equiti, Onpassive and Mall of the Emirates are accessible by car, and bus stops serve the surrounding roads.

Overall, Parkway Vistas suits households seeking sizeable, high‑specification villas in a low‑density, family‑oriented environment with golf and park amenities, while remaining well connected to central Dubai.
