Azizi Venice 9 A is an off‑plan residential building within the Azizi Venice master development in Dubai South. Set just off Emirates Road and close to Al Maktoum International Airport, the community is planned around a crystal lagoon and a pedestrian‑friendly waterfront promenade, giving the area a contemporary, resort‑style character.

The building offers mainly studio and 1‑bedroom apartments in a mid‑rise format, with layouts designed for practical urban living. Many units are positioned to take in lagoon or community views and come with modern finishes and balconies. As part of a large, master‑planned project, the overall building quality follows a contemporary aesthetic seen across new developments in Dubai South.

Lifestyle in and around Azizi Venice 9 A is centred on waterfront leisure and convenience. Residents are expected to have access to community facilities such as swimming pools, fitness spaces and landscaped areas, alongside a planned climate‑controlled boulevard with retail and dining. The wider master plan also includes parks and a cultural venue billed as the city’s second opera house, adding entertainment and event programming to the neighbourhood once complete.

Connectivity is a key draw. The address sits adjacent to Emirates Road (E611), providing straightforward links across the city and toward Abu Dhabi. By car, Dubai Parks and Resorts and Al Maktoum International Airport are reachable in roughly 20 minutes, with the Dubai–Abu Dhabi border about 30 minutes away, traffic permitting. Public transport in Dubai South is still developing, so most daily commuting currently relies on road access.

As an under‑construction project, handovers across the Azizi Venice community are scheduled to start around the fourth quarter of 2026, with phased completion expected thereafter. For buyers seeking new‑build apartments in a growing district near the airport and major highways, Azizi Venice 9 A combines waterfront‑inspired planning with practical access to greater Dubai.
