Western Residences North is a villa and townhouse enclave within Falcon City of Wonders in Dubailand, set just off Sheikh Mohammed Bin Zayed Road (E311). Part of the project’s second phase, it sits beside the Pyramid’s Park and offers a suburban, family‑oriented setting with landscaped streets and community recreation areas.

Homes here are primarily three to five bedrooms in semi‑detached townhouses and large detached villas. Architecture follows the master community’s themed styles, with “New World” townhouses and other internationally inspired designs appearing in recent listings. Floor plans are generous, with typical built‑up areas for townhouses around the low‑3,000 sq ft range and standalone villas extending well beyond that, often on plots approaching or exceeding 8,000 sq ft. Most properties include private gardens; many villas feature covered parking, maid’s rooms and, in some cases, private pools.

Lifestyle is centred on neighbourhood green spaces and shared facilities. The Falcon City Community Area, located within Western Residences North, includes tennis and basketball courts, a swimming pool, a running track and children’s playgrounds, supporting an active, family‑friendly atmosphere. Day‑to‑day needs are served by retail and services spread across the wider Falcon City of Wonders and adjacent Dubailand communities, while larger shopping, dining and leisure destinations are reachable by car within a short drive.

Connectivity is a key advantage. E311 borders the development, providing direct links to other parts of Dubai and connections toward Dubai–Al Ain Road. Public transport is limited in this part of Dubailand, so most residents rely on private cars or ride-hailing. Schools and nurseries in nearby districts of Dubailand, Majan and Al Barari are within driving distance, and community clinics and fitness centres operate in the surrounding area. Overall, Western Residences North appeals to residents seeking sizeable family homes in a planned community setting with straightforward road access and on‑site recreational amenities.
