Garden Homes Frond K, also known as Al Khisab, sits on one of the residential branches of Palm Jumeirah, offering a quiet, waterfront setting with direct beach frontage. The frond is composed of standalone villas positioned along a private shoreline, many with open views across the Arabian Gulf or back towards the Dubai skyline depending on plot orientation.

Homes here are primarily Garden Homes–style villas, typically four to five bedrooms with built-up areas in the region of 5,000 to over 7,000 sq ft and plots around 6,700 to 7,100 sq ft. Many properties feature the classic Atrium-style layout, though extensive refurbishments are common, including upgraded interiors, modern facades and, in some cases, additional floors. Standard lifestyle features include private swimming pools, shaded parking, landscaped gardens and direct access to a sandy beach.

The atmosphere on Frond K is residential and low-density, suited to those seeking privacy and seafront living. Day-to-day needs are met on the Palm’s trunk, where residents find supermarkets, clinics, gyms and a range of dining options; larger retail, leisure and hospitality choices are also available elsewhere on the island. Families benefit from proximity to established schools and nurseries in nearby Al Sufouh and Knowledge Park, within a reasonable drive.

Access is by road via the Palm’s trunk and the main arterial Sheikh Zayed Road, placing key business districts such as Dubai Marina, Media City and Internet City within commuting distance. Public transport on the fronds themselves is limited; residents typically rely on private cars and ride-hailing, with the island’s monorail stations located on the trunk and crescent.

Overall, Garden Homes Frond K (Al Khisab) offers established beachfront villas with generous plots, private amenities and open-water or skyline views, alongside convenient access to the wider facilities of Palm Jumeirah and the city beyond. The combination of privacy, water access and proximity to major employment hubs defines the appeal of this location.
