Deema 2 is a quiet sub-community within The Lakes, a well-established residential district between Emirates Hills and The Meadows in Dubai. Set around landscaped streets and close to the community’s water features, it is known for a calm, family-oriented atmosphere with easy access to neighbouring business and leisure hubs.

Housing in Deema 2 is villa-only, with predominantly 3- and 4-bedroom detached homes in contemporary Arabian-styled architecture. Properties typically feature private gardens, shaded parking for two cars, and generous indoor layouts with multiple living spaces. Streets are gated with 24-hour security, and the wider master development is characterised by mature greenery and interconnected walking paths.

Residents benefit from proximity to The Lakes Club and community parks, swimming pools and play areas found around the neighbourhood. Day‑to‑day needs are met at the local community centre, which includes a supermarket and casual dining, while larger retail and dining options are a short drive away in The Springs, The Meadows and The Greens. Families have a choice of nurseries within The Lakes and nearby, and several well-known schools are within a 6–12 minute drive, including Dubai International Academy in Emirates Hills, Regent International School in The Greens and Emirates International School Meadows. Healthcare options such as Mediclinic Meadows, Saudi German Hospital and clinics in Jumeirah Lakes Towers and Al Barsha are accessible within roughly 10–15 minutes by car.

Connectivity is a key advantage. First Al Khail Street (D86) runs alongside the community, linking directly to Sheikh Zayed Road (E11) and Hessa Street (D61), putting Dubai Marina, Jumeirah Lakes Towers and Dubai Internet City within easy reach. Public transport users can access feeder bus services on First Al Khail Street, with Al Khail Metro Station on the Red Line typically 6–8 minutes away by car, and additional metro access at Sobha Realty in Dubai Marina. Golf courses at Emirates Golf Club and Montgomerie are nearby, and beaches at Marina/JBR are reachable in around 15–20 minutes, traffic permitting.

Overall, Deema 2 suits residents seeking villa living in a green, low‑rise environment with established amenities and strong road and metro connectivity to key employment and leisure districts.
