The Springs is a gated villa and townhouse community within Emirates Living in the western part of Dubai, set around man-made lakes and landscaped parks. Developed in phases, it comprises around 15 sub-communities and more than 4,800 semi‑detached and terraced homes, typically in two to four‑bedroom layouts with sandy‑hued façades and clean, contemporary styling. The neighbourhood is known for a calm, residential atmosphere with abundant greenery and water views.

Homes are arranged along quiet streets with shared facilities in each cluster, including adult and children’s swimming pools, tennis and basketball courts, BBQ areas, playgrounds and jogging tracks. Residents also have access to lakeside paths and pocket parks throughout the master development. Everyday retail and services are anchored by The Springs Souk, which offers a supermarket, cinema, fitness club and a range of salons and dining, complemented by additional shops and a supermarket at the community town centre.

The community sits between Al Asayel Street (D72) and Al Sohool Street with quick connections to Sheikh Zayed Road (E11) and Al Khail Road (E44), placing Dubai Marina, Jumeirah Lakes Towers, Media City and Internet City within easy driving reach. Public transport is available via feeder bus F31, which serves multiple entrance-gate stops and connects to Red Line metro stations on Sheikh Zayed Road; depending on the sub‑community, nearby stations include DMCC, Dubai Internet City and Al Khail. Most residents rely on private cars, with villas typically providing two covered parking spaces.

Family amenities are a key draw. Nurseries operate within and around the community, and established schools nearby include Dubai British School in Emirates Hills/Springs and Emirates International School in The Meadows, among others in adjacent districts. Healthcare needs are served by local clinics and pharmacies, with a larger clinic in The Meadows and major hospitals such as Al Zahra Hospital and Saudi German Hospital in Al Barsha a short drive away. For leisure, residents have easy access to the championship Montgomerie golf course in the wider Emirates Living area and to the beaches and dining of Dubai Marina and JBR.
