Avena 2 is an off‑plan residential enclave within The Valley, a master community along Dubai–Al Ain Road (E66) on the city’s southeastern side. Planned as part of The Valley’s second phase, it offers a low‑density suburban setting with easy road connectivity to Dubai Rugby Sevens Stadium and Dubai Outlet Mall, and onward links to major employment hubs via E66.

Homes in Avena 2 are primarily four‑bedroom villas, designed in contemporary styles with clean lines, warm neutral palettes and large windows. Available floor plans show generous living areas arranged over two levels, multiple bathrooms and private outdoor space. The cluster is conceived for modern family living, with layouts that typically include an ensuite principal bedroom, separate maid’s room and covered parking. As of late 2025, Avena 2 is under construction with handover currently expected in 2028.

The lifestyle here is shaped by landscaped streets and community green pockets, aiming for a calm, family‑friendly atmosphere. Within the cluster, residents can expect shared amenities such as a pool deck, children’s play areas, a fitness facility and an indoor multi‑purpose room, complemented by lawned spaces for informal recreation. Beyond the immediate enclave, The Valley’s wider master plan brings neighborhood retail, parks and everyday services a short drive away, adding convenience without the congestion of the inner city.

Accessibility is a key advantage. Direct access to E66 places central Dubai, Dubai International Airport and key business districts within practical commuting distance by car. Public transport in this corridor is limited compared to the urban core, so most residents rely on private vehicles or ride‑hailing. Daily needs are served by nearby community centers, with clinics and schools reachable in surrounding areas of suburban Dubai. Altogether, Avena 2 suits buyers seeking new‑build villas in a planned suburban environment with straightforward highway access and a focus on green spaces and family amenities.
