Asayel 1 is a residential building within the Madinat Jumeirah Living community in Umm Suqeim, set opposite the Burj Al Arab and designed in a contemporary take on traditional Arabian architecture. The low- to mid‑rise setting creates a calm, pedestrian‑friendly environment a short distance from beaches, resorts and popular leisure spots.

Homes in Asayel 1 are apartments ranging from one to four bedrooms, with practical layouts that typically include balconies and dedicated laundry space. The styling pairs modern interiors with Arabesque‑inspired exteriors that match the wider community’s aesthetic. Selected units enjoy open views toward community landscaping and the Burj Al Arab.

Residents have access to on‑site facilities such as swimming pools, a fitness gym, children’s play areas and landscaped communal zones. The wider community offers shaded, walkable streets, daycare options, and a small retail and community centre for everyday conveniences. Buildings provide covered parking, 24/7 security and lobby areas, aligning with the overall premium, family‑friendly character of the neighbourhood.

Connectivity is a key advantage: Umm Suqeim Road, Jumeirah Road, Al Wasl Road and Sheikh Zayed Road all link the area to business districts such as Dubai Media City and Dubai Internet City, as well as to the rest of the city. Nearby lifestyle landmarks include Souk Madinat Jumeirah and Kite Beach, while reputable schools such as Kings’ School Dubai and Raffles International School are within easy reach. Many listings in Asayel reference balcony vantage points toward the Burj Al Arab, underscoring the location’s signature views.
