Public

Every offer is on the board. You always know where you stand.

Binding

An offer is a commitment, for you and for the seller.

Decided by a rule

A 7-day countdown from the moment the reserve is met.

How it works

In one minute

A campaign runs for five weeks with offers open from day one.

  1. Day 1
The seller lists at an asking price and sets a hidden reserve
  2. Day 1 on
Buyers make offers from day one
  3. Any time
Until the reserve is met, anyone can “buy now” at the asking price
  4. Reserve met
The first offer to meet the reserve starts a 7-day countdown
  5. 48 hours
Winner and seller sign Form F; the buyer pays the 10% deposit
  6. Review date
If the reserve is never met, the review date forces a decision
For buyers

What you need to know

  1. Verify your offer
A passport copy, a mobile code and one tap on the Buyer Terms.
  2. Offer any amount, cash or mortgage
Each property will have a minimum increment depending on the asking price.
  3. Accept the seller’s conditions
Published with the listing, but you can request additional conditions.
  4. Above the reserve, your offer binds the seller
A 7-day countdown starts, where other buyers get a chance to beat your offer.
  5. Only your buyer number is shown
The seller learns your name only if you win or they accept your offer.
  6. If you win, sign Form F and pay 10% within 48 hours
We aim to have property transfers completed quickly and efficiently.
Cash or mortgage

How offers are ranked

Cash preference AED 40,000Example
  • Buyer 3Cash
    AED 2,920,000ranks at 2,920,000Leading
  • Buyer 2Mortgage
    AED 2,940,000ranks at 2,900,000
  • Buyer 1Cash
    AED 2,840,000ranks at 2,840,000

The bigger mortgage offer loses: AED 2,940,000 − 40,000 ranks below the AED 2,920,000 cash offer.
