The Springs 3 is a gated sub‑community within The Springs in Emirates Living, a well‑established residential district in the western part of Dubai near Dubai Marina and Jumeirah Lakes Towers. Known for its quiet, family‑oriented atmosphere, the enclave is arranged around landscaped parks and man‑made lakes with internal streets designed for low‑speed, residential traffic.

Homes in Springs 3 are primarily two‑ and three‑bedroom villas and townhouses with sandy‑hued façades, private rear gardens and covered parking. Many properties are semi‑detached and follow similar floor plans, with some homes upgraded by individual owners over time. Streetscapes are tidy and uniform, and most clusters have controlled access.

Residents benefit from shared community facilities typical of The Springs, including swimming pools, children’s play areas, sports courts and lakeside walking paths. Day‑to‑day needs are served by nearby neighborhood retail and dining at the local souk, with additional options in adjacent Emirates Living centers. Education and healthcare are close to hand: schools within the wider community include a long‑established British‑curriculum school in Springs 3 and other reputable options in the Meadows and surrounding areas, while clinics and pharmacies operate within Emirates Living and larger hospitals are reachable in Al Barsha.

Connectivity is straightforward by car. Springs 3 sits a short drive from Sheikh Zayed Road (E11) and links to other corridors serving Dubai’s main business districts. Dubai Marina and JBR are typically around 15 minutes by road, with Downtown Dubai generally 25–30 minutes depending on traffic. Public transport is limited within the gated community; buses and the nearest metro stations are outside the development, so most residents rely on private vehicles or ride‑hailing for daily commuting. Overall, Springs 3 offers low‑rise suburban living with mature landscaping, community amenities and convenient access to key employment and leisure hubs.
